As LMS kicks off each year, we take a few moments to celebrate the previous year’s success. This January, we celebrated 2016 as one of our most successful years ever, having gained 24 new properties during the year. This new business has made us not only the largest property management firm in the Greater Chicago Area, but also the fastest-growing.
We ask a lot of our associates, and they deliver in dramatic style. As we celebrated individual accomplishments, 20 of our employees also received coveted Excellence in Service awards by displaying our core values. The winners were nominated by their peers and managers, and the winners were chosen by Lieberman’s Executive Committee from a field of 60 candidates. Here are excerpts from their stories – do you recognize any of our star players?
Alitzya Jedrzejek – Team Player Award
When reviewing her calls, it’s easy to see that she regularly provides the correct information during the first call attempt. This may not seem like an amazing thing, but to give an owner an immediate answer is golden. She is always patient and positive with owners and we very much appreciate everything she does.
Sharon Langford – Award of Excellence
When faced with the unknown, some of us do whatever is necessary to succeed. This person’s department has been in a period of transition this year. Whether it was staying late, coming in early, or working weekends, this person ensured that every employee in our company was taken care of and paid correctly and on-time. In the face of some pretty strong headwinds, this person helped keep our ship moving in the right direction.
Amy Eickoff/Amy Woltzen – Award of Excellence
This team has been working with their Association’s Board of Directors for several years to complete a major capital project. This chiller installation project included considerable engineering work with the Association’s outside consultants and resulted in large operational savings to the Association going forward. After competing with nearly 200 other entries, the project was awarded the ASHRAE 2016 Excellence in Engineering Award. The Association received a rebate from ComEd of $69,000 as part of ComEd’s energy efficiency program.
Angela Duea – Award of Excellence
What stands out is Angela’s ability to continually strive for excellence and improved means to communicate to our internal and external audiences. She is driven to assist LMS in creating a broader awareness and a positive view of our company and the services we provide. She was very instrumental helping LMS obtain the prestigious BBB Torch Award. She strives personally to give back to our local communities, frequently not even making mention of it.
Anthony Herrera – Professional Achievement Award
Anthony began working for an LMS building as a union doorman right out of college. Within months of being hired, he was promoted to head doorman. During the 2 years he served as the assistant, he pursued his CMCA certification and obtained his CAM license. He is now the manager of the very high rise building where he began as a doorman, all those years ago. This is a genuine story of inspiration and success.
Charlene Rimsa – Team Player Award
Charly worked closely with Demetrius and Steve Rieger to improve the monthly Balance Due Letter process, which once took at least three days to complete and is now only a five minute process. She demonstrates a very professional attitude with her coworkers. She acts as a great mentor, highly positive, and always provides encouragement when training new staff members. She is a true team player and always a pleasure to be around.
John Leanse – Team Player Award
There are fewer things that are more frustrating than trying to get answers from the Unions, but John took on the task of thoroughly investigating the issue of the 401(k) withdrawal liability related to the Union Door Staff Agreement. This manager’s research included in-depth calls with union leaders, officials, attorneys and building managers that led to important conclusions and recommendations to our Associations. Our entire company and our city portfolio as a whole benefited from those efforts.
Jola Rozwadowska – Award of Excellence
Last year Jola successfully completed a routine project that was hampered by a Board that was completely and bitterly divided. Her efforts to mediate, foster open communication and redirect the energy of the Board kept the project on track.
Kathy Weinstein – Award of Excellence
Less than 90 days after Kathy’s promotion to a new property, her successor resigned. On the same day, the Board President suffered a devastating tragic accident and the property was left without an Association leader and a property manager. She stepped in and worked nights and weekends at this property, helped the Board President deal with his family crisis, visited his family in the hospital and cooked meals for the family. Sometimes, the right thing to do is the hardest. For this Property Manager, there is never a question about doing the right thing.
Linda Sehnoutka – Team Player Award
Linda is an absolute joy to have as an LMS brand ambassador. She exudes pride in her property and it is always on display. She hosted a team event at her property in 2016 so that her fellow managers could expand their knowledge base. She arranged for a tour of her property, complete with golf carts, guided landscape tours and lunch. These types of team training exercises are critical for staff development.
Geneva Everett – Award of Excellence
In 2016, Geneva undertook 5 major capital projects in addition to managing the day-to-day operations of our first large high rise in the City. Through the process, she has stayed focused and has kept her team on task. She kept detailed notes and conducted weekly progress meetings for each project, while effectively communicating the progress with the Board and the Residents. She would often start work early or stay late and often times work through the weekend. This level of dedication certainly merits an award of excellence!
Maria Marcus – Professional Achievement Award
During 2016, Maria passed the last of four exams and earned the difficult-to-obtain CPA designation. She faced many personal challenges while working fulltime during the 18 month exam time frame, which makes the completion of her goal even more impressive. With all the challenges that this colleague overcame while trying to pass the CPA exam (less than 50% of the people taking the exam pass), we feel this is truly an accomplishment and deserving of a Professional Achievement Award.
Marissa Hink – Customer Service Award
Marissa demonstrates an understanding of excellent customer service by consistently seeking information, supplying information, and extending herself, when dealing with external customers or LMS employees. She always advocates for the customer by identifying customer expectations and seeking to use and transform internal processes and resources to meet client expectations. From her time as a Resident Services representative to her current position, she has definitely improved the LMS client-customer service experience.
Sue Bujak – Team Player Award
Sue has earned a reputation of never letting anyone down. She turns around mailings, management reports, and financials, quickly and without error. She is speedy, helpful, and genuinely does a great job. We are very grateful for everything she does to assist with communicating to our clients. The efficiency with which she completes her tasks is impressive and her contributions to our success are greatly appreciated.
Rich Hiles – Award of Excellence
Rich is not only dedicated to his team, he is often seen training and providing resources to help his portfolio managers manage their workflow. Whether in the office or at an annual meeting, he exhibits a positive professional attitude. He works well in stressful situations and goes above and beyond to make sure the homeowners are clear about processes occurring within an association. At a recent Annual meeting at a new, large and extremely challenging property, his efforts were recognized with a round of applause by the owners.
Sheryl Taylor – Award of Excellence
Sheryl is a portfolio manager who also manages a 488-unit onsite property, making hers one of largest portfolios in the region. She manages social committee functions, multiple clubhouses, pools and over 15 capital projects. She was also instrumental in securing a $275K settlement payment for the CA, from the Developer. Her board members always have positive feedback to provide her RD regarding her performance and she has clearly proven to be an asset to both LMS and our clients.
Stephen Howard – Award of Excellence
Stephen has often been described by his clients as being simply OUTSTANDING! He is extremely knowledgeable, friendly, thorough and accurate. He can translate from “accounting language” to “property manager language” and helps managers and Boards understand difficult accounting concepts with ease. He is very detailed in his variance comments and spends a good bit of time working with the Boards on a monthly basis to answer any of their questions.
Teresa Rogers – Award of Excellence
In early 2016, Teresa began transitioning a new property with numerous issues and little documentation from a competitor of ours. Teresa quickly turned around a highly dysfunctional Association into a well-run operation. Her team was able to establish an impressive relationship with the Board and its leadership. She has saved the Association tens of thousands of dollars in unnecessary overtime and tackled a union garage audit. The team was widely praised at the Association’s annual meeting.
Deborah Nixon – Award of Excellence
Debbie took four challenging Associations by surprise when she joined LMS in July of 2014. With her bubbly personality, her zest for a challenge and her unbreakable spirit, she took her property to a never before realized service level. They feel their properties are being managed, for the first time, in a way they wanted and deserved. The Boards have learned to depend on her expertise and years of experience and have developed a trust that had been long missing. She is the definition of a property manager that proactively manages her property with a great vision for the future.
Maria Lamberti – Team Player Award
Maria is known to all as a dedicated, talented, patient, creative Executive Administrator who assists in all and never says no. She creates proposals and contracts and helps in every aspect of running the business. She is a great part of our success and in obtaining all our new properties and assists in delivering the service that our clients want and expect. She is a rock and a rockstar!
